Stay overnight in a tipi!
Enjoy a unique experience and stay overnight in a tipi. This is not a tipi campground where you have other parties all around you either intruding on your peace and quiet or forcing you to stay quiet yourselves. This is a single tipi in a private wooded setting of 31 acres allowing you to get connected to nature, enjoy the serene setting, and have fun.
The comfortable furnishings consist of four (plus two more outside) 5-foot-long log "couches" -- basically high-end benches. There are also several end tables. And new this year, are sleeping platforms so you can stretch out your legs when night falls:
Thanks again for a wonderful experience. My 12- and 14-year-old girls, along with my wife were giving me a hard time about taking the family camping. They kept saying, "if we have to go camping, can't we just stay at a campground like everyone else?" When we arrived their eyes lit up, and they all fell in love with the tipi and area. Overall on a scale of one to ten, I'd rate the stay an eleven! It was a unique experience that created life-long memories.|

When you're not enjoying the tipi, you are welcome to explore the 31 acres of private land, as well as the 250 acres of the very-close-by Hobbs Fern Sanctuary. You are unlikely to encounter any other humans while in the woods but be prepared to meet deer, turkey, partridge, and even moose! You may see signs of the large pileated woodpecker or hear its crazy-sounding cackling call.
There are a couple beaver ponds very close to the tipi with a picnic table conveniently located so you can watch the birds and enjoy the view of the ponds and nearby hills while eating lunch. Near dusk, walk quietly down to the pond and you may see a beaver swimming around. I have found that they like to show off a little and will repeatedly swim back and forth in order to give spectators a nice little show.
About a quarter-mile above the tipi is a beautiful ridge providing gorgeous views out to the Presidential mountains and Franconia Ridge. Interesting boulders, mushrooms, wildflowers, ferns, raspberries, and blackberies are plentiful
Peter and I had a great weekend at the tipi! The weather was cloudy but we still enjoyed hiking around the property. The view from the ridge made a nice backdrop for a leisurely picnic. We were looking for a relaxing weekend away from the hustle and bustle and the tipi, with its rustic but comfortable furnishings and the cozy fireplace, was the perfect remedy.|
For those that are musically inclined, the tipi is a fun place to jam with acoustical instruments and have sing-alongs. In the evening as you're falling asleep to the glow of the fire, you are likely to hear the barred owl hooting. It is a wonderful experience to doze to the sounds of nature and a crackling fire.
The tipi is available for rental year-round, providing an opportunity for a winter-wonderland experience for those heartier souls. Both the private land and Hobbs Fern Sanctuary are excellent for snowshoeing.
Tipi Rental Information
Firewood is included with the tipi rental, so the rental price is based on season due to varying firewood usage. Reasonable use of wood helps keep the rates economical. Please see the chart below for seasons and rates.
I just wanted to tell you that we had a great time in the tipi. What a beautiful spot! Your tipi was by far the best we saw when I was looking! There are some very weird "tipis" out there! Thanks again for a great time!|

The tipi must be rented for a minimum of two nights.
Check-in time is 3:00pm and check-out time is noon.

The tipi rental includes the following:
- Use of the tipi and its furnishings
- Firewood, kindling, and fire-starter materials
- Useful information for staying at a tipi, including directions on how to start a fire
- Use of a cooking grate, long-handled forks for marshmallow toasting, and a kettle for heating water for coffee, tea, or hot chocolate
- Overview of the private 31 acres so that your explorations will be more directed if you wish them to be
- Trail information for accessing and walking at Hobbs Fern Sanctuary
- Information on local services such as convenience stores and restaurants
Payment for the tipi rental must be received in advance. Your prompt payment guarantees the reservation.

Cancellation Policy: Due to the uniqueness of a one-tipi rental service, cancellations must be made at least two weeks in advance in order to receive a full refund. A 50% refund will be given when the cancellation is made between one and two weeks in advance. A cancellation made less than a week before the reservation date will not warrant any refund.
